How does Excel price its services? The majority of our services are quoted on a fixed price basis (plus expenses). With clients for whom we provide specific services on a regular basis, we work to establish equitable formulas for pricing such services. Some projects, by their nature, are “moving targets” and do not lend themselves to a fixed price quotation. In such cases, we charge based on an hourly rate, and provide a “not to exceed price” where possible.
How about your reaction time? Our people have very real, hands-on experience with real estate transactions, so they understand “time is of the essence.” We will mobilize on a day’s (or an hour’s) notice to meet the needs of our clients. In many cases this “Minute Man” apporach has given our clients a competitive edge.
Can you cater to our needs specifically? Yes. While we have developed useful forms and reports for activities such as lease review and due diligence summarization, we are committed to respond to the client’s needs individually. We have helped clients design reporting systems where none existed, and we have also utilized a client’s established in-house system for financial reporting. Our goal is to find out how you can best use information, and we will design methods to accomplish that need.
What about confidentiality? Confidentiality is of paramount importance to us. We understand the competitive nature of the industry, and we feel it is our duty to protect transactional information as well as general information pertaining to our clients. You won’t hear “scuttlebutt” from our consultants!
What is the experience of your consultants? Our people all have many years of hands-on real estate transactional experience. They are not consultants from other fields (such as accounting) with ancillary real estate training. Most of our assignments are headed by one of our partners. Other consultants on the assignments will have experience in commercial real estate development, property management, financing, brokerage, or law.
In what real estate markets do you have experience? We have been involved in transactions in every major commercial market area in the US and Europe. We do not claim to be market experts in every area, but through our network of contacts and our experience in identifying and working with key brokers, we can develop information and insight that makes a difference.
